Social housing development on a suburban high street
: Affinity Homes Group
: 14 new build flats plus commercial premises at 263-265 London Road, Mitcham, Surrey.
: The project was to build one-, two- and three-bedroomed flats above a retail outlet. Working with acclaimed architects Agenda 21, Lancsville was selected as the main contractor.
: A Housing Corporation funding award was conditional on most of the manufacturing work being carried out offsite. Keeping to budget was essential.
: Lancsville used non-traditional construction methods like the lightweight framing system Metsec to reduce time spent on-site and to keep costs down. The brief to carry out much of the manufacturing off-site was successfully met, meaning reduced noise and disruption on a busy and cramped high street site. The project was completed in April 2004 and the flats are now being let.
